Written criteria
Your written selection criteria go out with the application. If they didn't and you reject the applicant, the fee comes back. §92.3515
Late fees
In a written lease, reasonable, and only after rent is two full days late. In a building of four units or fewer, up to 12% of the rent counts as reasonable. §92.019
Deposits
Refunded within 30 days of move-out, with deductions itemized, once the tenant gives a written forwarding address. Normal wear and tear can't be deducted. §92.103, §92.104, §92.107
HOA rules
An HOA can restrict leasing, but can't require tenant approval, a tenant's credit report or their application. §209.016

The clock starts when your sale closes. The 180 days end sooner if your tax return comes due first, unless you extend it.

Do you help with apartments?

Not currently. I help renters lease homes, not apartments or apartment communities.

Do you work for tenants and landlords?

Yes. If I'm ever on both sides of the same lease, Texas law requires each party's written consent first. My brokerage then acts as an intermediary, and I stay fair and impartial to both.

What if my company moves me early?

Texas guarantees an early lease exit for personal reasons only in specific cases: family violence, certain sex offenses or stalking, military service, or the death of a sole tenant. A job transfer isn't one of them, so we negotiate that clause up front.

Job-transfer exit
Not guaranteed in Texas, so we write one in. For an owner, a clear exit beats a surprise vacancy.
Renewal cap
A number a renter can plan around, and it keeps a good tenant for the owner.
Lease-end month
When it fits the renter's life, and when renters are looking for the owner.
Pets and assistance animals
Pet terms are negotiable. Assistance animals aren't pets: a service animal can't carry a pet fee or deposit, and other assistance animals are accommodation requests under fair housing law. §121.003

What does a luxury lease cost around here?

It depends on the community, size, finishes and lot, so we compare what's listed right now. Before you pay an application fee, we'll review the landlord's written selection criteria, deposits, fees, and any pet restrictions. The landlord makes the approval decision.

Do you handle short-term leases?

I focus on 12-month and longer leases. If you only need a few months, I'll point you the right direction, but it's not my lane.

Every renter, and every landlord, is protected under the Federal Fair Housing Act and the Texas Fair Housing Act.

I don't discriminate based on race, color, religion, sex, disability, familial status, or national origin, and I won't work with anyone who asks me to.

Texas law bars most local source-of-income rules, though cities may still protect veterans' housing benefits. Ask me what applies to a specific property. Texas landlords follow Texas Property Code Chapter 92 (Residential Tenancies).

Treated unfairly in a housing transaction? File a complaint with HUD at hud.gov/fairhousing or the Texas Workforce Commission Civil Rights Division.
